Roofs can be a great unknown for a homeowner and finding a contractor you can trust to repair them can be an even harder thing to understand. Some roofs are made from asphalt, some are made from metal, some are steep, some are high. All these factors can impact the cost of repairing or replacing your roof. The average life expectancy of a residential roof is about 20 years. However, most homeowners will start to see leaks at 10 years of age. Many things can cause these pesky leaks. It could be improper flashing, manufacture defects, poor workmanship, storm damage or wear and tear.
How do you know if you need a roof replacement? The most obvious reason for a roof replacement is repeatedly having to repair the roof. Often when a roof is repaired the shingles surrounding the repaired area are disrupted. This could cause additional leaks in the future.
Another reason to consider a roof replacement is curb appeal. The older a roof get the more algae builds up. This causes discoloration and this could impact your resale value.
Excessive granule loss. Granules are to shingles as water is to the human body. If a shingle loses its granules, it will lose its life. If you are noticing excessive amounts of granules coming out of your downspouts or piling up on your driveway. It may be time to consider replacement.
Wind can wreak havoc on a roofing system. High winds cause the seals of the shingles to break loose and crease. The crease is created when the shingle folds back and the asphalt mat is compromised. This creasing will eventually lead to the shingle breaking off completely. If you experience a high windstorm, you should consider a roof inspection for peace of mind.
Hail damage is another act of mother nature that can have a major impact on your roofing system. Hail stones impact the roof and dimple the asphalt mat. Water sits in the dimple and slowly seeps into the decking and eventually it’ll make its way into the home.
Curling and buckling shingles. Take a moment to look at your roof from the ground. If you notice the corners of your shingles are turning upward, there may be cause for concern. Insufficient ventilation turns the attic into an oven causing the trapped heat to bake the shingles from the underside. This causes the shingles to curl and buckle. This is a tell tail sign your roof may be due for replacement.
